Florida Beach Condo Fixer Upper
Hey y’all!
I figured it would be a fun idea to share details of the beach condo facelift that we did in 2018. Just like a home, there is an ongoing, never-ending list of upgrades and improvements we still would like to make, but the major visual overhaul was completed right after we purchased it last year.
So, assuming you have followed along for my other blog posts, you’ll know that we did a year-long nasty house reno and as we were in the trenches we (on a whim) decided to purchase another investment property (while also simultaneously beginning our custom home build- phase one). Needless to say, the first half of 2018 was quite busy with us pumping out three large projects.
Our condo was purchased directly from an investor in NYC who had held the property since it was built in 2007. He had purchased something like 85% of the units in the 17 floor condominium and he was getting rid of everything all at once. This particular investor was not physically overseeing the condos and they had not been updated or maintained particularly well.
When we purchased the unit in 2018 it still had all of the original furnishings: carpet and tile flooring, old dated light fixtures, cream colored walls and trim, and dark wood furniture pieces. The vibe was very mid-level hotel and it lacked a lot of character and coastal feels. It certainly didn’t feel like the beach home away from home that we envisioned.
We hired out the large jobs including the full top to bottom trim, door, and wall painting, re-flooring of the whole unit, and partial electrical reconfiguration. We updated with new furnishings, including a fully stocked kitchen with coffee bar, and recently added new light fixtures to the kitchen and dining area.
Our condo is currently managed by Vacations Perfected of Panama City Beach as a family rental opportunity when we are not using it. This project gave us a little instant gratification as we were able to host family guests following just a few short months of rehab.
